Q: If I don´t have perfect credit can I still rent a home or an apartment?

 

A: Most apartment complexes have higher and stricter guidelines with regard to approval. Some, not all homeowners are more willing to accept a tenant with a troubled credit past. More often than not a double and even triple security deposit may be required if approval is considered.

 

Q: How long does the leasing process take?

 

A: This largely depends if the home is occupied or if the apartment complex that you are interested in has immediate availability. Approval usually takes 1-2 days at most. Getting in the house is usually immediately thereafter.

Q: What assurance do I have that my home won´t be destroyed by a tenant?

 

A:  When our property management services are used we are contractually obligated to find a qualified tenant. We professionally verify employment, work history, previous address, current address, contact information, criminal background, a tri-merge credit report and much, much more. Credit scores can be adversely judged by many factors, some of which may not speak to the approval quality of a perspective tenant. A divorce situation or medical blemish is different than somebody who has evaded taxes, and demonstrated years of not paying creditors. We aren´t in business to evict, but to retain tenants. We treat tenants like customers and forge relationships that ultimately benefit all parties involved. We work very hard to find the right tenant for the right house.

 

Q: What does it cost to list my home for lease and have it rented out?

A:  If you utilize our management services we´ll handle just about all the responsibilities imaginable so you can just relax and collect your portion of the rent each and every month the rent is paid. Our fee is 10% of the monthly rent, or at least $150.00 per month. If you choose to not have your property professional managed you do not have to pay this monthly fee. In both scenarios the homeowner has the first months rent split between cooperating Brokers as compensation for services.

 

Q: How long will take to have my home leased out? Can I buy another home If I lease my home out?

 

A: When you have your home leased out you have a better chance of being qualified to buy another home. Your loan officer will need a copy of your lease agreement so he can submit it for underwritten approval. There are gobs of other factors that will determine you being qualifyed for a loan. We typically have our lease properties leased out within 90 days, depending on neighborhood trends, price and property location.

 

 

 

Q:  What if I list my home for three or six months? Should I allow pets?

 

A: Regardless of pet scenario, all pets are considered to be indoor family. In other words, if somebody tells us their pet is an "out-door dog" we treat them the same as if it´s an in-door dog. Invariably pets always find themselves inside anyways. Depending on the animal, a pet deposit of $250 - $500.00 is charged and in some cases is NOT refundable. Every situation is different. We take photo´s of all pets prior to leasing. We ensure the pet on the application is the animal we see in person. Large and potentially dangerous animals are NEVER permitted when we manage properties.
